Terms & Conditions

1.1. All bookings are made by enquiry. A booking is only confirmed once we have confirmed availability in writing and the required deposit has been received.

1.2. The person making the booking must be at least 21 years of age and is responsible for all members of the party during the stay.

1.3. The maximum number of guests permitted is the number stated for the property and may not be exceeded without our prior written agreement.

2.1. Rates are quoted per the property and are based on exclusive use. Rates may vary by season and are confirmed at the time of booking.

2.2. A deposit of 50% of the total stay is required to secure the dates. The balance is due 30 days before arrival. Bookings made within 30 days of arrival are payable in full at the time of booking.

2.3. A refundable breakage deposit is required for all bookings and is refunded within 5 business days of check-out, provided no damage or loss is found.

2.4. Bookings are not confirmed and dates are not held until the deposit is received.

3.1. Cancellations must be made in writing. The following applies outside of peak holiday periods:

• More than one month before check-in: deposit refunded in full.
• More than one week before check-in: 50% of the deposit refunded.
• Less than one week before check-in: no refund.

3.2. During peak holiday periods the following applies:

• More than two months before check-in: deposit refunded in full.
• More than one month before check-in: 50% of the deposit refunded.
• Less than one month before check-in: no refund.

3.3. We strongly recommend that guests take out travel insurance to cover unforeseen cancellations.

3.4. If we are unable to provide the booked property due to circumstances beyond our control, our liability is limited to a full refund of all monies paid, and we will assist in finding alternative accommodation where possible.

4.1. Check-in is from 2:00 PM and check-out is strictly by 10:00 AM. Times outside of these must be arranged in advance with the property manager.

4.2. The following house rules apply: no smoking inside; no parties or events; no pets (unless agreed in writing in advance); quiet hours between 10:00 PM and 7:00 AM; and the stated guest count may not be exceeded.

4.3. Guests are required to sign these Terms before arrival and to provide a copy of their ID or driver's licence and confirmation of vehicle details no later than 24 hours before arrival.

5.1. Guests must treat the property and its contents with care and leave it in a reasonable condition. Any damage or loss caused during the stay may be deducted from the breakage deposit, and guests remain liable for damage exceeding the breakage deposit.

5.2. We are not liable for any loss, damage, injury or expense suffered by guests or their party during the stay, except where such liability cannot be excluded by law.

5.3. Guests use all property facilities (including pools, braais, stairs and estate amenities) at their own risk.

5.4. Where a property is within a managed estate (such as Shelley Point Estate), guests must comply with the estate's own rules, and access to estate facilities is subject to the estate's management, pricing and availability.

6.1. These Terms are governed by the laws of the Republic of South Africa.

6.2. If any provision of these Terms is found to be unenforceable, the remaining provisions continue in effect.

6.3. We may update these Terms from time to time; the version in effect at the time of your booking applies.
